Dennis (closed 10/3/2006) (Bartlesville) had his home listed with one of the big companies, but it didn't sell. He called me after I sent him a mailing. Several months later he listed with me and it sold. We had a problem at closing due to the fact that the buyer's home in California had not yet "closed escrow" and the funds could not be forwarded. The selling agent was new and had never heard the term "close of escrow" and that in California, no funds are distributed until the title is recorded some time after everyone has signed the paperwork. If she had understood that, Dennis would not have been completely moved out before he went to closing. Because of my connections around the county, I was able to talk directly to the escrow company in California and let Dennis know exactly what was happening. Mattie (closed 10/27/1988) had been the secretary in one of my real estate offices for a while. Later she listed her home with another large company and it didn't sell. When she got a mailing from me she thought, "Why didn't I list with Linda before, she always works hard to sell her listings." and called me to list her home on Andrews Trail in St. Charles. Lynn (closed 4/13/2003) had her country home in Ramona, Oklahoma listed with a big company, but like so many homes, it didn't sell. She called me and we talked several times while she tried to sell it herself. Just as she was about to list with me, a buyer came along. She went ahead and listed it so that I would handle everything for her. I'll never forget the first house I ever listed. It was on Charwood in St. Charles (closed 9/23/1982). The home had been listed for 6 months before I met them and started showing them houses. When the first listing expired, they listed with me. It took 9 more months to sell, but when it did I had found them a very great deal on a foreclosure home on Southbridge in St. Peters. Every time I've run into Beverly she tells me how she always wants to refer people to me, but before she finds out they are moving, they've listed with someone else! And by the way, the house was so good that they have never moved again. The market in the early 80's makes the current market look wonderful! Pauli (closed 8/20/2002) had her condo in Bartlesville listed with a "top agent" at a big company. But when the listing expired, she was frustrated and just didn't know what to do. I went over and talked to her, letting her talk over the choices. Eventually she did list the condo with me and I got it sold. The sellers of a home on Frank Phillips (closed 7/11/02) in Bartlesville were quite glad they told their friend Virginia about the frustrations they were having with selling their home. They had listed it with a real nice guy from a large company. He told them how great he and his company were, but he kept it off the MLS for a few weeks in hopes he could sell it himself. Then he never entered a price reduction in the MLS. Luckily for them, Virginia was a friend of mine and she told them to call me. They cancelled their listing and re-listed it with me, and I sold it quite quickly. Linda (closed 3/30/1983) called me about a house, but gave me a false name because another agent had "bugged" her. A couple of days later she called me, and gave me the right name this time, and asked me to come out and list her and her husband Pat's home on Gilbert in O'Fallon because I was so nice on the phone and didn't push her like the other agent had. They bought a house on Wells Fargo in St. Peters. Suzi and her husband (closed 5/4/2001) (Bartlesville) had a nice home to sell. They'd done a lot of work and it showed great. But the garage had been converted into family room and it only had a carport. But I still got it sold and even got them the highest price any thing had sold for in their subdivision. Monte and Andrea were in my Sunday School class. One week Monte started telling us the story of the problems he had buying some land. Then he looked over at me and said "I forgot you were in real estate." When they were ready to sell their home on Southbridge in St. Peters (closed 9/19/84) they called me. When Monte and Andrea started looking for a new home, they just couldn't find one they liked. They like Emerald Woods in St. Charles, but the house there wasn't right. As we drove down the street, one of them pointed to a beautiful home and said "If that house were on the market, we'd by it." A few days later I saw another agent in the office doing a market analysis on a house on Emerald Dr (closed 5/25/85) and asked her about it. They were the first people to look at it and wrote a contract while they were there. Oh yes, it was the house they had pointed at! Dave and Nancy listed their home on Kyle in St. Charles (closed 7/31/90) with me and started looking at homes. They decided they wanted to buy one on Willow Point in O'Fallon (closed 6/2/1990) and wanted to write a contract contingent on their home selling. I told them they needed to give as much earnest money as possible which they did and got the house. The sellers was not planning on accepting a contingenct contract, but when they saw the amount of earnest money, they took the contract. As you can see they ended up closing on it before their other home closed! Virginia (closed 4/28/2000) was a retired real estate agent in Bartlesville. When she was ready to sell her home, she didn't list with any of her old co-workers, but selected me because she know that I had recently moved home having started my real estate career here in St. Louis. She had known my mother for years and knew that I had the same integrity and work ethic that they had. I got her home sold so she could move into a retirement home near her daughter. Phyllis (closed 10/15/1999) was in a nursing home when her daughter and I met right after I moved in near her mother's home in Bartlesville. Later she remembered me and had her mother list her house with me. That's when my parents told me that she had graduated from high school with my father in 1934 and her late husband and her were friends of my parent for many years. That house sold pretty fast, but I had to do lots of extra work, running all of the paperwork to the nursing home since she was confined to a wheelchair. When I went to talk to the daughter of the owner of a house on Oak Park Rd in Bartlesville (closed 2/1/1999), she was quite frustrated. She was quite frustrated and was worried about what to do. She had talked to an agent at a large company who advertised herself as the #1 agent. She was told that she had to spend more money on the home AND price it very low to get it sold. The mother was 91 and had Alzheimer's. This house was her one remaining asset and needed to sell it and spend every penny of the proceeds on her care before she could get any government aid. If the daughter (who lived on her retirement money) spend any money on the house she couldn't get it back at closing. I didn't agree with that #1 agent and listed the house at a higher price without doing any more work. In a few weeks, I showed it to some buyers who were absolutely thrilled with the home. They had seen quite a few and knew value when they saw it. The paid full price and were CASH buyers. Oh yes, this same #1 agent told them at an open house that they were not welcome because there was no way that they could afford to buy a house. She thought she could tell by looking at people how much money they had. I've often wondered how much more money she could have made if she treated people right! This sale reminds me about how many of my own listings I have sold. Besides Oak Park Rd in 1999, here are some of the others I can remember selling myself: Andrews Train in St. Charles, 1988 St. Xavier in St. Ann, 1992 Attleboro in St. Charles, 1993 Rock Church in Dardenne Prairie, 1993 Celestial Ridge in St. Peters, 1993 Maple in Bartlesville, 1997 Fenway in Bartlesville, 1998 Garden in Bartlesville, 1998 Tuxedo in Bartlesville, 1999 Mountain Dr in Bartlesville, 2000 Shadow Lake Dr in Bartlesville, 2003 Rebeccka (closed 5/13/2003) was a single mom living in Upstate New York. She wanted to move to near her parents in Bartlesville, but couldn't get away to look because her 4 kids were in school and she wanted to move as soon as school was out. She called me after looking at my website. I started sending her new listing by e-mail. A while later she called me and wanted more information on one house. I took digital pictures of it and put them on my website so she could see better details. Then her parents when to look at the house and said that it was perfect for Rebeccka. She bought the house without seeing it and closed while she was still in New York. Francis (closed 2/7/2003) was the daughter of one of my high school and college friends. She had looked at homes with someone else she knew in town, but just didn't "feel right". On her way to her grandmother's house in Bartlesville for Christmas she saw a new listing and then while at her grandmother's house she saw my ad in the paper. She thought "Linda will really help me" and called me that night (yes, Christmas evening). The next morning I got her in to see the house and she bought it! I sent Katie and Juan (closed 4/7/2000) new listings for some time before they were ready to buy. Once they were ready, they new the market so well, they only looked at a few house in Bartlesville, even though they really wanted to live in Dewey, before they found the right one. The buyers of a house on College View in Bartlesville (closed 4/30/1999) had looked at several homes with different agents before they were really serious about buying a new home. They called me because they felt that I seemed to know what I was doing better than the others when I showed them a house. They only looked at the house on College View and bought it! The buyers of a home on Lester in Bartlesville (closed 9/28/2001) used to be a top agent at Gundaker here in St. Louis. When she moved to Bartlesville, she selected me to help here and we really had fun talking about real estate in the St. Louis area. It's another house I'll never forget, because we had our building inspection schedule for 9:30 in the morning on September 11, 2001. The sellers were very nice about it and we kept going back to their TV set to see what was happening. Becky (closed 2/5/2002) was glad she took my advise to have a building inspection on the home she bought in Bartlesville right after her divorce. The home had a brand new roof and when the inspector went into the attic, he was quite surprised to find that the roofer had put shingles over sever holes in the roof. The seller was shocked, too and had the repairs taken care of. I listed and sold the same home on Willott Rd in St. Peters twice (1982 - my very first closing - and 1986) even though I didn't have the buyers the first time! I could continue with a lot more....and may add to this from time to time.
